Boise’s appreciation surpassed the US average towards the end of 2017. From there, it went up exponentially, causing a huge gap between Boise’s price increases during COVID and the US average.
When Boise hit its peak pricing in 2022 Quarter 2 at 149% appreciation, the US average was only at 72.6%.
At the end of 2023, Boise was ranked #93 out of 100 metro cities for appreciation over the prior year. At the end of the second quarter of this year, Boise moved up to #76. Our year over year change was 3.8% compared to the national average of 5.7%. Our 2024 second quarter over our first quarter was -1.2%.
